Our Process
Finding a good deal that meets our requirements is difficult. Below are typical stages in acquiring a property. We may be in several phases at once on multiple projects.
- Research & Identification - We spend countless hours researching our markets and leveraging our broker connections to find deals
- Underwriting - Our team ensures the deal is a financial fit and is stress tested to meet future challenges
- Acquisition - We pursue leads and follow through with letters of intent that generate contracts
- Contract Management - We make sure the right language is in place to protect the company and put the proper deal structure in place for investors
- Due Diligence - Every aspect of the deal is reviewed once under contract. Audit of financial statements, inspections, unit inspections, and creation of a business plan
- Closing - Rigorous closing checklist is completed and constant communication to ensure requirements are met
- Asset Management - Work directly with the property management company to make sure the business plan is executed
